Portland Marina

Value: £10 million

Client: Dean & Reddyhoff

Portland Marina forms a major part of the venue for the prestigious 2012 Olympics sailing events. Seeking to create a world-class landside development with the emphasis firmly on sustainability and care of the surrounding environment, Dean and Reddyhoff Marinas Ltd, sought a design and build partner who could marry innovative design with an unyielding commitment to deliver excellent value for money.

With a track record of successful landside marina projects, G&H were ideally placed to negotiate for this contract. Furthermore by proposing a development of the design that would reduce the cost of the original contract, G&H were able to allow the release of previously committed funds to finance additional facilities that would increase the income stream of the marina.

The works comprised the design and construction of a new operations building for the marina operator, a bar and restaurant, 14 business units and five workshops (including a briefing room, yacht storage and workshops for Britain’s 2012 sailing teams). All were built with steel frames on reclaimed land directly on Portland harbour frontage.

Three 20kw wind generators and low emission gas fired boilers were installed to provide environmentally friendly and sustainable power. The entire development has met the BREEAM “Very Good Standard” for environmental efficiency.

By carefully value engineering the original design G&H were able to save £1.5 million from the overall budget to fund the construction and fit-out of the workshop units. The works were completed to time frame, enabling the client to operate the marina and fund the development through early tenant possessions of the commercial units.
